The RTL Underwriter is responsible for evaluating and decisioning short-term bridge and renovation loans for real estate investors. This role requires strong expertise in ARV-based lending, construction budgets, collateral assessment, and borrower experience evaluation. The ideal candidate thrives in a fast-paced environment and works cross-functionally with processing, sales, and construction/draw teams to ensure accurate, timely, and compliant loan decisions.
Key Responsibilities
•Analyze loan applications, credit profiles, and borrower experience for RTL/Fix & Flip programs.
•Review ARV appraisals, rehab budgets, and scopes of work for accuracy and feasibility.
•Validate LTV/LTC ratios and ensure alignment with program guidelines.
•Identify and mitigate risks related to property condition, market factors, and contractor credentials.
•Communicate proactively with processors, brokers, and internal teams to clear conditions quickly.
•Ensure underwriting decisions comply with company policies and investor requirements.
•Ability to underwrite and decide on SFR, Condo, 2-4 units, Multi Family (5+).
•Confidently review and decision title insurance, property taxes, hazard insurance, entity documentation, valuation/appraisals, construction budgets and scopes of work.
•Recommend process improvements to remove bottlenecks and enhance speed and borrower experience.
Qualifications
•2+ years underwriting RTL/Fix & Flip or private/hard money loans (preferred).
•Strong command of ARV analysis, construction budgets, scopes, and renovation workflows.
•Exceptional accuracy with numbers, documentation, and compliance details.
•Clear, proactive communicator able to manage tight timelines.
•Strong problem solver who anticipates issues and keeps files moving.
•Thrives in fast-paced, high-growth environments.
•Background in real estate, mortgage lending, or financial services preferred.
•Loan origination/processing platforms (e.g., Encompass, LendingPad).
•Microsoft Office Suite (Excel, Word, Outlook).
•CRM tools for communication and pipeline management.
•Digital document platforms (DocuSign, SharePoint).
•Valuation, appraisal, and title/escrow collaboration systems.
